Many people question the value of a Realtor often wondering if the commissions they receive is worth the time and effort they put in. The simple response is Yes! There are several reasons why Realtors should be used to sell a property.

Local Real Estate Knowledge
A great Realtor has a lot of knowledge about the local real estate market. They have an understanding of and can provide you with a realistic parameter of what you can expect to sell your home for. They have access to the Multiple Listing Service (MLS) which holds data that can provide you with the sales of comparable homes in the area. It is imperative that your Realtor knows what is going on in your area so that they are able to better determine the best plan of action to sell your home.

Realtors have experience selling homes and have an idea of what sells and what does not. While you may think that your sunflower border in the kitchen is adorable, your Realtor is likely going to tell you that borders are dated and you need to paint the kitchen. How Many Houses Do I Need to Look at Before I Purchase?

Every buyer is different and therefore the number of properties a buyer will look at prior to purchasing will be an individual choice. There are some factors to take into consideration though to reduce the number of houses viewed in person yet still feel comfortable that you have done your research and found the best home for you.

Online Search
Many home buyers will start their search online. This is a great time saver. Buyers can quickly get an idea of the types of homes, features and pricing of certain homes in desired areas. Since it often takes 20-30 minutes to go through a home in person plus the drive time to and from each property, it is easy to see why viewing homes online is ideal.

Must-Have Features
Be sure to create a list of your desired features in your new home: the city or area; the number of bedrooms and bathrooms; and if a garage, basement or certain size lot is important. Once you know your must-have features, it will be easier to narrow down your search and avoid looking at homes that do not meet these criteria. Be sure to only list your must-have features so you do not miss out on a great home.

Pre-Approval
Getting pre-approved before beginning your home search is key. Otherwise you could waste valuable time and have your heart set on something you cannot afford. When you have a lender pre-approve you to purchase, you will know your required down payment, your cash needed at closing and your monthly payments. You may realize that you qualify for more of a payment but decide that you will feel more comfortable with your monthly payment in a lower range. Having a lender review your finances prior to beginning your home search will save you time.

There are no set rules when it comes to how many homes a buyer should view before making an offer. Being prepared though will save you time. Prepared buyers on average see approximately 5 to 6 houses in person before deciding to make an offer. This could change though from buyer to buyer depending upon their home work!

Why a Seller Should Always Counter an Offer

Normally there are two options when an offer is presented on a home. The seller can either accept the offer as presented or counter the offer to terms that are more favorable to the seller. Sometimes though when an offer is considerably lower than the asking price, a seller may feel insulted by the offer and refuse to counter at all. This is a mistake.

Do Not Stop the Negotiating
If a buyer takes the time to write an offer on a home, they are interested. They may want to start the negotiating lower than a seller would like but a seller should never stop the ball from rolling. If a seller refuses to counter an offer citing, “It is too low to even counter”, the buyer may be insulted as well and walk away from the deal. Sometimes buyers like to play the game. Sometimes they want to throw a low ball offer in the first time to see where a seller is at and then they will get reasonable. It is in the seller’s best interest to keep negotiating as long as the buyer is willing to negotiate.

Price Your Home Right
A seller should price their home right to begin with. Buyers are looking at several homes in the same price range so they can tell right away if a home is a good deal or if it is overpriced. If it is marked higher than the current market, the number of showings and potential buyers will be much lower. If a buyer writes an offer, it will likely be lower than the market because they know there are limited prospects looking at the home since it is overpriced. On the other hand, a home priced correctly may have multiple offers on it at one time.

First Offer is Usually Your Best
A seller should try and work with their first offer as much as possible to make it come to fruition. Sellers sometimes feel that since they received one offer, they will receive another offer if this deal does not come together. That is often not the case. Many times a home will sit on the market for months after the first offer dies and the seller will end up selling the home for less than what the first buyer was willing to pay. In addition to the lower sales price, the seller incurred additional months of payments, taxes, insurance, etc.

First 10 Days on the Market are Most Critical
The first ten days a home is on the market is when it will receive the greatest number of showings both online and in person. For this reason, a home that is priced correctly is likely to receive an offer as soon as it is listed for sale. The showings will diminish greatly afterwards so this is something a seller should keep in mind when they put their home on the market.

For all of these reasons, there are only two options for sellers when they receive an offer: Accept or Counter. It is in a seller’s best interest to never stop the ball from rolling!

5 Things to know about Homeowner’s Insurance

When it comes to purchasing a home, there is nothing more important to buyers than making sure they know all of the upfront costs associated with the new home purchase as well as the ongoing monthly costs. One thing many first time home buyers overlook is the homeowner’s insurance policy that is needed on every home. Here are some things to know when purchasing homeowner’s insurance.

1. Credit is Important! Many insurance companies will base your insurance rate on your credit score. It will cost on average about 29% more to get home insurance if you do not have good credit. Therefore having good credit provides you with access to the best options that are out there for you.

2. Adequate Coverage! Make sure you are getting adequate coverage to rebuild your home should it be completely destroyed. Many buyers consider the price of the insurance policy only and not what it covers. Only later when a catastrophe hits do they realize they did not purchase enough coverage to build the same size or quality of home.

3. Optional Coverage! Homeowner’s insurance covers the structure of the home but may policies do not cover destruction due to natural disasters, neglect or to personal property. Therefore many homeowners should consider adding additional coverage for water backup, earthquake, mold or jewelry theft or disappearance.

4. Deductibles and Discounts! Homeowners can reduce their monthly insurance premiums by considering larger deductibles. Ask your insurance agent for a few payment options with different deductible amounts. Also, there are discounts for multiple policies so if you insure your car and your home with the same company, you will receive a discount. Also, certain professions will receive discounts such as teachers, policemen, firemen, doctors and nurses so be sure to ask your insurance agent.

5. Prior Claim Checks! Be sure your insurance agent performs a background check on the property to see if any prior insurance claims have been filed on the property. This is an important piece of information while still negotiating on a property. It may bring to light hidden defects of the property or  it may confirm or discredit the information on the property disclosure. Either way, this is key information every buyer should have upfront. Make sure your insurance agent offers this service or get a second option from an agent that does.

As you can see, there are several things to consider when purchasing homeowner’s insurance. Taking the time to ensure you are getting the best policy that is right for you is key since you may not review the policy again for another year or more. Homeowner’s insurance is just one piece of the puzzle when purchasing a home, but it is an important one!
